Risk Management Research On Daqing Hot Spring New City Endowment Community Project

Along with the transformation of our country economic growth mode and the change of economic circumstances, some changes happened in current real estate market, on one hand, in some three or four line cities, problems like housing supply exceeds demand, land auction, shrinking volume occurred. On the other hand, the increase of aging population, the demand of the urban housing have also changed. Through the summary of domestic and foreign scholars’ research on real estate project risk management and correlation theories, combined with project risk identification, the paper describes the risks of Daqing hot spring new city endowment community project which includes decision making risk, construction risk, operation risk and marketing risk. In order to improve the ability of project risk management, the paper finds the prime risk is operation risk followed by marketing risk, decision making risk and construction risk. The paper gets the results using a quantitative evaluation. At last, based on the results of the evaluation, combined with the specific circumstances, the paper proposes the solution of risk monitoring and provides the responding strategies for risk aversion, deflection, mitigation, acceptance prevention.
