The basic condition of national land resources tend to be reflected through land prices of the city, while land prices also reflect the whole macroeconomic environment, the study of factors affecting urban land price is very important for the overall economic development. Among urban land, housing is directly related to the vital interests and rights of the masses of people, the housing price issue is currently one of the people most concerned about, since 2004, China’s housing prices has being continue to rise, there are series of factors that affect the price, many papers discussed from different angles of housing demand and supply and reached different conclusions, but more or less always a bit flawed. This paper attempts to take population structure as a starting point to analyze the reasons for rising prices, where the population structure refers to population age structure and sex structure.Demographic changes lead to increase housing demands, further making the rise of housing prices. The ultimate goal of most people buying a house is to live, people of every age have housing needs, marriageable age young people is the main reason to promote housing prices rising, if in a city or a country there is a lot of young people need to buy a house that is a large number of young people of population age structure, there will be relatively strong demand for housing.while the house is a symbol of wealth, the wealth measures competitiveness of men in the marriage market, so if the number of the male population is more than the female population in a country or a city that is gender imbalance, men in order to improve competitiveness will try to buy the property resulting in an increased demands for housing. Since 2004, the third wave of the baby boom population gradually reach marriageable age, and in recent years the proportion of men and women is in serious imbalance, so I think the population age structure and sex structure can affect China’s housing demand, which leads to rising prices.Many articles analyze demographic factors affecting the prices from the age structure or sex structure singly.this paper combines two factors and uses the dependency ratio to measure the population age structure, sex ratio to measure the population sex structure to explain the rise of housing prices, the country is divided into three regions, three plates are specific analyzed, respectively, compared to raise dependency ratio into juvenile dependency ratio and old age dependency ratio, so as to put forward better policy recommendations.
