The stock market is an important part of the real estate market, the healthy, stable and sustainable development is conducive to improve the real estate market supply structure and to meet the housing needs of different levels of purchasing power. In the field of real estate market incremental housing and housing stock trading volume ratio is to reflect the real estate market development phase and one of the main sign of maturity. In the real estate market development is relatively mature European and American developed countries, housing stock is the main part of the real estate market transactions, accounting for over80%of the total market. At present, the economy developed cities in China, the housing stock trading volume has exceeded the incremental volume, collective into the era of housing stock. According to the Beijing municipal councils website statistics show that Beijing inventory turnover has new building volume more than five years in a row. However, at the same time in the rapid development of Beijing housing stock market is also still exist many problems, disrupt the normal order of the stock market and restricted the healthy development of stock market.As the research object, this paper takes the Beijing housing stock market will question essence of Beijing housing stock market and combined closely with the market environment and the present situation, adhere to the scientific method of theory with practice, the Beijing municipal housing stock market existence question and the development countermeasures were studied. Firstly, this paper analyzes the operation mechanism and market characteristics of housing stock market, and summarizes the influence factors of the stock market. Secondly, combining the present situation and characteristics of Beijing housing stock market the main problem and the causes are analyzed. Thirdly in combination with the advanced experience of developed countries and regions, it is concluded that healthy and stable development is important to our stock market.
