In 2014, China’s urbanization rate increased from 17.92% in 1978 to 54.77%, urban population exceeded that in rural and our country has entered the accelerating period of urbanization. With the rapid progress of urbanization and the development of nonfarm employment, the level of farmers’ income is improving steadily. Farmers’ buying houses in towns is becoming a kind of widespread economic phenomenon. The economic behavior brings enormous financial demand, promotes the rapid development of real estate, and also speed up the urbanization process in China. Therefore, the local governments and estate agent formulate various policies to encourage farmers to buy houses. In this context, this paper will study on the behavior of farmers’housing purchases, analyze their intentions, and find out the influencing factors for house purchase willingness.This article first summarizes and analyses the influence factors of housing purchase behavior in and out of China, providing reference to the empirical analysis. By defining concepts, this paper clarifies the research object is the one who has agricultural account under China’s household registration system. And then put forward the theoretical basis of this study:Push-Pull Theory, Maslow’s Hierarchy of Needs Theory and Bounded Rationality Theory. The above work established the basic idea of this study.By reviewing the theoretical and empirical study at home and abroad, this paper analyzes the influencing facts on the behavior of farmers’housing purchases and puts forward the research hypothesis. Through 214 copies of questionnaire survey in Dingzhou and Binary Logit model analysis, this paper finds out the main factors that affect the housing purchase behavior of farmers, and analyzes the influencing factors.From descriptive statistical analysis results, we can see that nearly forty percent of the farmers will buy houses in towns in the next 5 years and the trend has already appeared. Farmers buying house in towns is rigid demand, most farmers buy houses for their children. Influenced by economic conditions, employment and children education, most farmers buy houses for children in the city of their hometown.From Logit model analysis, we can know that the significant factors affecting the purchase behavior of the farmers are cost comparison, economic condition, matter of pride, expectation for house price. Next are the proportions of non-farm payrolls, the satisfaction on rural housing, population that has college degree or above. The personal characteristics such as the first job, culture degree as well as the family characteristics such as average age, the number of unmarried men, the number of children study in city per family have no significant effect on the purchase behavior of the farmers. It shows that whether farmers buy houses in town or not is determined by the whole family’situation rather than a person in the family.Based on the empirical testing, this paper proposes some suggestions from the view of protecting farmer’s interests for the supervisory bodies concerned. Observe the principles of voluntarism, supplemented by policy guidance; prudently pursue the "double substitution" preferential policies to attract the home-buyer. Actively guide farmers to buy houses in their hometown; provide priority support to the farmer who has stable job in city or has certain amounts of actual assets.
