The real estate indstry develops rapidly in China in current years, and it has become one of the pillers of Chinese economy. The real estate inustry has made an important contribution to urban constructin and economic development. Meanwhile, what is inevitable is that the enviroment is more and more complex ad changeable for industrial developmen and gain profit space. Along with the incresing of the real estate management, stanardized operatin of nterprises, the profit return, internal management has also beome more and more empasized. In order to strengthen and standardize internal controls, improve business managemntand risk prevention capacity to promote sustainable developent of enterprises, saeguarding the socialist market economic order and social pblic interests, compnies must establish internal controls to improve operational eficiency. Internal control mnagements are effective tools and means, for a modern enterprise to shnanagement, improve operational efficiency and achieve busiess objectivs and goals, especially for real estate development enterprises. Internal control mnagements are the interior flats management control systems, and its funamental purposes are to prtect the units in the property to check the accuracy and eliability of the data to iprove operational efficiency, the esablished manaement policy and so on.This paper aims to frstly, explore the xisting problems about internal control managements, from five based eleents of inernal control, meaning controlled environment, risk assessment, control activty, information communication and supervision, direct at the real situaions of the Hongyuan Real Estate Developer in Yantai; secondly, to investiate the intrnsic reasons that cause to the problems mentioned above. There are five main facors, and that is, this enteprise can not discerning the main risks, the weak exeution, the tender supevise, the insufficient cognation on the signifiation of internal control and the inadeuate professional quality of the intenal control admiistrators. Aiming to deal with those probems, this paper subseuently discuses the corresponding optimiation solutons. There are two angles for this thme. One is the static optimiation of the five based elements of internal control. The other one is dyamic optimiation of the buiness process. When involving the seond optimiztion, this paper mainly investgates three business processes, these are procrement and paymnt business process, sales and payment business process and moetary capital control sysem which are the wakest on the internal control manaements in the Hongyuan Real Estate Deveoper. The discussion of these optimization mehanisms can be the moels for private real estate company in China. If we try to establish and impove internal control mangements for real estate enterprses, then it is helpful for imroving the govenance structure of real estate compnies and infomation discosure system, protcting the legal rihts and interests of investors, and esuring the eficient operation of capital makets. They are all absolutely useful for the pactice.
