In recent years, as China’s real estate market and accelerate the process of rising prices, the real estate market tends to improve, many companies began to hold large amounts of non-occupied real estate. By way of these companies hold non-occupied real estate gain a financial advantage, has gradually evolved into an important business operations, and even some companies the main business. Before our country in2006, the difference between real estate companies owned by non-owner-occupied property attributable to fixed assets or intangible assets, but the non-occupied real estate business and personal use of a large enterprise, it was confirmed that on non-owner-occupied property, measurement and disclosure accounting has become a top priority to be addressed. February 2006 Ministry of Finance issued the <Enterprise Accounting StandardsNo.3-Real Estate Investment>guidelines, first introduced the concept of investment property accounting standards system in our country, and investment real estate in recognition, measurement, conversion, disposal and disclosure and other aspects of the detailed specifications. The introduction of these criteria in order to meet the needs of China’s economic and social development.In this paper, the use of standardized research methods, supported by case studies into the feasibility studies, the guidelines specified analysis, pointing out guidelines for the implementation of investment property in the problems and the guidelines inherent need to be perfected, and have put forward their own proposals. First, with regard to the investment property to determine the extent, through the International Accounting Standards, Hong Kong Accounting Standards drawn relatively narrow range of criteria confirmed, after analyzing coordination and investment property itself meaning between the guidelines and other features, this article thought should be included in the investment property is acquired through the finance lease operating leases and leased buildings acknowledgment range; and secondly, on the Definition of investment property under special circumstances, by comparison criteria between investment real estate alone The importance of measurement and judgment are analyzed and presented some of his own recommendations; and finally, with regard to theproblem of the disposal of an investment property, this paper type to dispose of investment property in the land use right and buildings of economic substance analysis, combined approach to international accounting standards, recommendations for improvement of investment property disposal.
