| To safeguard our country real estate industry healthy and rapid development and in a timely manner to prevent, respond to and resolve risk investment, effectively reduce and avoid the risk of the real estate project investment, how to establish a scientific, rational and effective real estate project investment risk evaluation model has become an important issue in current academic research and industry. Based on the in-depth analysis of real estate project investment risk, build the real estate investment project risk evaluation system, and finally to the X real estate as a case study.Firstly, this paper introduces the risk evaluation of real estate investment background, purpose, significance and other content, in-depth study of the meaning and value of the risk assessment to the Real Estate Company’s development, at the same time, a systematic review of related research progress at home and abroad, introduces the core concepts and related theories, and introduces the related concepts about real estate project development, expounds the theory of real estate development, real estate development process, steps, such as real estate development of the real estate investment risk and its related theories, such as real estate investment risk meaning, its particularity and necessity. Through the correlation presented in this chapter thesis writing for the follow-up to lay a good theoretical basis.Again, take the X Real Estate Company’s development project as an example, first elaborated the economic situation of X real estate located in Y City, at the same time introduced in the planning design, project construction, development plan from the aspects of the project, project total investment, project estimate, fund raising, profitability analysis and other aspects of the investment project, several stages of real estate based on life cycle analysis of X Real Estate Company project investment possible risk factors.Besides, the comparison of various risk evaluation of different methods, the introduction of Vague set and AHP method to the investment on X real estate project risk evaluation based on; at the same time, through the consult related literature at home and abroad, the construction of the real estate project investment risk evaluation index system and evaluation model.Finally, the weight of each evaluation index is calculated using the AHP Vague set, using multi-level fuzzy comprehensive evaluation method to evaluate the project, the results show that the project is more risk level, based on the countermeasures to reduce the investment risk of the project is presented. |
