China’s economy is from the explosive growth into a steady and sustained development mode, the property market cooling effect on the tax on income is very profound, slower economic risk needs to be resolved.Real estate investment trusts(REITs), as a kind of different from the past, a new category for securities for the real estate industry to broaden the financing channels.Operation and the issuance of REITs breakthrough in real estate business of traditional management mode, to promote the development of financial markets and the real estate market has a positive role.This paper expounds the concept of REITs, types, such as the basic principle, and introduces its general situation of the development in the United States and Asian countries.Through the implementation of REITs mature theory and successful experience abroad comparison and analysis, combined with China’s national conditions and reality, to our country C- condition of organizational structure, the establishment and dissolution of REITs, fund-raising mode, etc. The basic framework to design.Through to our country C- REITs value evaluation model of quantitative analysis, choice and building C- the main points of the operation mode of REITs.Finally, this article embarks from the actual situation and national conditions in our country, the combination of REITs pilot performance, and draw lessons from foreign experience, put forward some Suggestions on the development of C- REITs.
