The healthy development of the real estate industry has always been a hot topic related to the national economy and the people’s livelihood. For real estate enterprises, the most important is to maintain the continuity of profitability and cash flow, thus making the sustainable development of enterprises. The tax burden is an important factor affecting the profit and cash flow, and the factors that affect the tax burden of enterprises have become the focus of the real estate enterprises. The implementation of" replacement the business tax with a value-added tax" in real estate industry will bring change to the tax burden. Before reform the turnover tax system, the real estate industry belongs to the scope of business tax. And all the real estate sales have to pay business tax. After replacing business tax with value-added tax, the real estate enterprises belong to the general VAT taxpayer, they have to pay a multi-candidate tax, means value-added tax. The introduction of input deductible tax will make some influencing factors of tax change. In this paper, the influence factors of tax burden are studied in the context of tax reform.This paper consists of six parts. The first part is the introduction. In this part, the policy of real estate industry current business tax and the background of replacing the business tax with a value-added tax are elaborated. We draw a conclusion that the relevant business tax policy is relatively complex. And it is unfitted for tax collection. What’s more it can cause a more serious problem of double taxation. In comparison with the business tax, the value-added tax business has revenue neutral characteristics. Thus, it is necessary to replace the business tax with a value-added tax. Then this part expounds the research contents, research ideas, research methods, research theory significance and practical significance and research innovation. The second part is the theoretical basis and literature review. In this part it describes the theories involved in the research process, including tax burden theory and input-output theory. What’s more correlative studies of domestic and foreign scholars are also reviewed. The third part analyzes the current situation of the tax burden of the real estate industry and the forecast of the tax burden after the reform of the turnover tax, focuses on the use of the input-output table to estimate the input tax of VAT, and also have a detailed analysis about the deduction problem; The fourth part is the impact of real estate enterprises’ internal characteristics on the actual tax burden after replacing the business tax with a value-added tax. Through literature and theoretical research, internal factors affecting the tax burden of the company were summarized, and made a qualitative analysis about the nature of the influence of these factors on the tax burden of real estate listing corporation. Proposed in this paper, we study the four core hypothesis:H1:The internal control has a significant negative impact on the actual tax burden of the real estate listing corporation; H2:New added fixed assets has a significant negative impact on the actual tax burden of the real estate listing corporation; H3:The profitability has a significant negative impact on the actual tax burden of the real estate listing corporation; H4:Temporary difference has a significant positive impact on the actual tax burden of the real estate listing corporation. The fifth part is the empirical research model. This part introduces the sample selection and sources of data, index description and the basic model, descriptive statistics, empirical conclusions passed the test of heteroscedasticity and multicollinearity. And based on the analysis of research conclusion, countermeasures and suggestions are put forward factor analysis, research the influence of tax burden and the empirical conclusions. The sixth part is a conclusion and outlook of the research, mainly do a summary for the research’s conclusion and prospect the further research’s direction.
