Study On The Renewal Mechanism Of Residential District In Taiwan

At present,the situation of each big city in the world facing of is as follow: the space pattern of the city has been basically formed,but the land resource is scarce seriously.So city renewal has become an important direction to break the bottleneck in the landuse development.As a very special unit in the city,to update the old residential district needs to deal with a series of complex problems.On the problem of solving the renew of the city,no matter by using the power of the government or the money of the land developers have all failed.Taiwan has been wor king on the renew of residential district for fifty years but it also experienced many problems.Through unremitting adjustment and continuous improvement,it has formed a relatively stable residential district renewal mechanism,which contains instructive experience and also lessons we should pay attention.Through exploring the structure of land use housing conditions,natural conditions,population structure and urban spatial structure of Taiwan in this paper,this study get the reason why Taiwan needs to renew the residential district.After analysising the housing policy,ownership structure,economic environment,social environment,and update mechanism,it can help people grasp the overall characteristics of the renewal mechanism.The main body of this paper is based on the understanding of the "mechanism",respectively,from the participation of the main body,operating system and security system.On the above three aspects the research of the Taiwan residential district renewal mechanism has mainly focuse.By studing of the main body,this paper summerise the formation of the Taiwan residential district renewal,how the mian body corresponds to the role of the renewing ones,the status of the main body,the proper mode of each participating main body,and analyse the formation mechanism of the relationship model at the present stage;Through the research of the operation system,the driving force of the renewal of residential district,the distribution of rights and interests and the process of public participation in Taiwan,to summerise the experience of the operation system.And through the study of the actual operation effect,this paper analysis the shortcomings of the operation system;Through the research on the security system in Taiwan,this paper summerise the planning management system,legal system and money supply system that make the renew of Taiwan residential district come true and then through the results of the above research analyze the deficiency of the security system.Based on the above three aspects,this paper completes the systematic and in-depth study on the renewal mechanism of Taiwan residential district.The research on the residential district renewal in Taiwan has benefited from the reasonable role of the participants,and the main body has formed a "multi-interaction with the residents as the core" relationship model;the smooth operation of the renewal project benefited from the update system to enhance the enthusiasm of the participating parties,and it also promote the consensus reached by the main subjects.The complete of the city renew project benefits from the protection system that reduce the resistance of the city u pdating and the protection system also mainten the core position of residents.
