In recent years,with the rapid development of China’s economy,the number of private cars is also growing rapidly.In order to meet the requirements of parking ratio and ground parking ratio set by the planning and the restriction of high land price,high-rise residential projects are now required to build underground garage.But in the current operation of "cash is king" project development situation,for the development of underground garage cost savings is necessary.How to control the construction cost reasonably under the premise of satisfying the relevant national standards becomes more and more important in the design of the ordinary underground garage in high-rise residential district.This paper analyzes the design of the status quo of China’s ordinary high-rise residential underground garage and existing problems,combined with the Fang Xing,Longhu,Vanke,financial innovation and other business models of high-rise residential district ordinary underground vault case analysis design optimization,optimal design of the Underground Basement of high-rise residential district of the study from the planning,building structure,equipment other aspects,put forward the high-rise residential common underground garage design optimization points.To meet the needs of society,the function of reasonable design,novel and beautiful appearance,meet the owners under the premise of high-rise residential district ordinary underground vault design optimization can guarantee full rational use of social resources,and the minimum investment to get the maximum output,resulting in the architectural design of every aspect of the economic optimization design show value,then control the construction cost and use cost later.
