Research On The Advantages And Application Obstacles Of BIM Facility Management

Building Information Modeling(BIM)has brought a revolution in information in the developed countries with the rapid development of the construction industry for the construction industry,however,China’s construction industry has begun in this revolution in the footsteps.At present,there are many projects in the country implementing the use of BIM technology,thereby enhancing the design and production stage of the effectiveness.But the pace of the revolution is still moving forward,relative to the more mature design and production stage,with great potential value of the operation and maintenance management stage began to become the focus of the revolution.Facility Management(FM)is the planning,preparation and maintenance management of human living environment with the latest technology for the purpose of maintaining high quality of life and improving investment efficiency in business space.It includes space management,Consumption management,facilities and equipment management,it is the project life cycle operation and maintenance of an important way.In the life cycle of the project,the cost of facilities management in the operation and maintenance phase is 60-85%of the total cost of the building,so improving the effectiveness of facility management is an effective way to maximize the benefits.The study shows that BIM can be used as a knowledge base to provide project design,construction data and record the development of facilities information,which is conducive to the realization of accurate and efficient information management facilities management.However,there are many difficulties in the combination of the two,the domestic and foreign scholars on the construction of BIM-FM system launched various aspects of research,mainly in the BIM and facilities management system with technical feasibility,framework construction and application value,etc.,Especially in the domestic BIM-FM research started late,for the BIM and facilities management combined with the obstacles to explore the lack of systematic and in-depth.Therefore,this paper summarizes the development status of BIM in the application of facilities management,combined with the specific situation of domestic construction industry,from the industry,organization,technology,law,economy,personnel and policy,these seven aspects of refining domestic BIM technology In the facility management application there may be 26 obstacles to the questionnaire,in-depth interviews and other forms of access to information,the use of statistical methods for data analysis,the depth of 26 obstacles in the key obstacles in the factors,and for the main obstacles The specific implementation of the proposed solution to the realization of BIM technology in the facility management stage of the application of great significance.
