Between 1978 and 1991,China had reformed the old housing system and the land use system,the domestic real estate market was initially formed.Since about 2003,investment in real estate has increased rapidly,and prices of real estate havealso risen sharply.In recent years,as housing prices have reached a new high level,the governments has strengthened the regulation of the real estate market,and that makes home buyers more and more cautious,the marketcompetition of real estate more and more fierce.In order to survive and develop in the intensecompetitive markets,property developers need to construct houses that meet the requirements of customer,and present its image to public at the early stage of constructionproject development.Residential sales center can serve as a window for external publicity and play a vitalrole;therefore property developers pay more and more attention to it.Based on this background,the author takes the residential sales center in Guangdong as the main object of study,and combining with the constructionengineering design practices participated in,tries to make a preliminary discussion on the design of the residential sales center.The first chapter describes the research background,research significance,domestic and foreign research status as well as the definition of the research object,finally expounds the research methods and framework in thisthesis.In the second chapter,the author reviews the development history of China real estate industry,and summarizes it in three stages: the initial stage,development stage and prosperous stage;then respectively describes the background and characteristics of the real estate market in various development of stage,as well as the change and development of residential sales center in this Background.The third chapter discusses the classification,site selection,interior function layout,internal traffic flow pattern and spatial combination mode of residential sales center,and analyzes and discusses with the actual construction project case.The fourth chapter explores the exterior designand landscape environment design of residential sales center.Through the study of the project cases,firstlythe thesis analyzes and discusses the characteristics of the entrance design of the residential sales center and the basic techniques of modeling design.Then it discusses the methods of creating the overall landscape atmosphere in residential sales center.Finally,it analyzes some usual design elements of landscape designs of residential sales center.The fifth chapter analyzes the design process with the projects that the author actually participated as examples,and expounds the typical problems encountered in the process of implementation.According to the preceding analysis,the author attempts to propose three types of the initial guidelines of residential sales center architectural design,andsummarizes some new design trends for recent years.
