Property services in our country is the "exotic",but because of the real estate development and the real estate market is gradually perfect,the property service enterprise to blossom everywhere,good order of regulation of the property services industry,the state has promulgated relevant laws,regulations and policies.Although the regulation of national property services market gradually increased,but the course of the development of the property services industry short to regulate the property services market thus exacerbating the contradictions between the owners and property management enterprises.These contradictions in the impact of the owner's daily life at the same time to the stability of the social order impact.The main property from the real estate development enterprises,property management companies,the owners of three parties,the main contradiction between the three sides of the entire service cycle,never stop.Property management disputes appear exponential growth trend,after statistics,which is the type of property disputes.However,a lot of property costs dispute cases,the probability of winning the owners is quite small.The owner's appeal is really difficult to be supported,demands arising from disputes,disputes arising from the conflict,the owners and property management companies are really the owners of the fault.In this paper,"Li Ligang v.Guoxin realty company case",although the case belongs to the contract dispute,but behind the contract dispute is a contradiction lies the root of dialysis,depth analysis of the owners and property management companies of all sorts of contradictions,problems,analysis problems,put forward reasonable suggestions to solve the problem.Which not only analysis system is not reasonable,but also provide reasonable suggestions for the rights of owners in the existing institutional framework,in order to reduce the probability of occurrence of property disputes,maintain property order and stability,and promote the healthy development of the community.
