Taikangzhijia·Yanyuan (Beijing) Senior Living Community Project The Resolutions Of Cost Management

This paper studied the cost management of senior living community programs,and proposed relevant problems and resolutions.To analyze the cost management of senior living real estate,this paper applied theories and methods from project management,engineering economics,real estate economics,financial management,construction cost control,etc..In the meanwhile we summarized successful and failure experiences during project development and deliver,which provided scientific methods to guide follow-up activities.During project positioning stage of senior care programs,by analyzing market environment and senior living product market,we determined project positioning,target customers,rate of return on investment,etc.During scheme design stage,through quota design,materials and equipment selection,we analyzed project cost control in advance.During real estate development stage,integrating target cost management,dynamic cost management,life-cycle cost analysis,bidding management,and contract management,we analyzed project cost of real estate development.During the end stage of project,we summarized research results through follow-up evaluation,statistics analysis to guide following work.In the conclusion part,by combining project analysis and evaluation,we proposed cost management methods for senior living real estate,and came up with practical problems which should especially be paid attention.
