In the early 1980 s,with the deepening of China’s policy of reform and opening up,along with the establishment of market economy status and reform of the housing system,the real estate company was able to grow and develop and come into the market.In recent years,real estate is becoming a pillar industry of the national economy.Property management along with the rapid development of the real estate market,has become a sunrise industry.Property management as an important part of modern urban management and real estate management,is gradually moving towards social,professional,Enterprise,management of the new service.But at the same time,because of the characteristics of the development of the property industry,as well as the government’s lack of attention to the property supervision and even lack.There are many problems in the development of the property industry.These problems are not only related to the development of the property itself,but also closely related to the people’s live and work.They need further government involvement in the property industry management and supervision.This paper takes Guangzhou city of Panyu District A district as an example,through questionnaire survey,interview and case analysis,in-depth analysis,combined with the A cell situation,summed up the current due to the housing price department and the regulation is not in place,resulting in disputes between owners and property services companies continue,including housing quality disputes,service quality disputes and the costs of dispute,reflects the current government property management in residential area in the city housing over the acceptance of lax supervision led to quality problems of housing and unauthorized changes residential planning and design problems.The quality of service and the cost of property services companies charge regulation is not in place and street office and the neighborhood,the owners of the committee did not play a real role in the cause of the above problems is the main mechanism of government regulation is not perfect,including the system of government agencies is not high,lack of supervision,the responsibility is not unified,supervision co..The second is the lack of supervision and guidance to the owners and the owners’ committee.And the legal system of property management in China is not sound and so on.By analyzing and drawing lessons from the advanced experience of advanced countries and regions at home and abroad,provides a theoretical basis for how to strengthen government regulation of property management in our country city residential area,finally put forward toimprove the city residential property management administration system level,establish effective supervision mechanism,perfecting property owners committee supervision and management process perfect the property management system of laws and regulations four countermeasures and suggestions to optimize the government supervision on City Property Management in residential district.Through the research and analysis of this paper,we can see that the development of the residential property management in urban residential areas is very heavy and long,and the government supervision can not be relaxed.
