| With the accelerated pace of China’s urban construction and the further deepening of the housing system reform,the number of the real estate management registrations is increasing,the ownership change has become increasingly frequent,and people from all walks of life require a higher level of property right of real estate management.However,the existed property management systems are facing with the problems and challenges of the complex property registration business approval process,the large number of basic information and contents and the sharing of real estate archives data.This resulted in the existing systems are difficult to tackle the approval management of real estate registrations in the life cycle and to guarantee the standardization of data input and certificate output.They lack the sharing mechanism of property registration archives and basic data.These make the existing systems are difficult to adapt to the construction and development real estate registrations management in the Internet environment.This paper aims at the above problems.Firstly,in the context of the continuous improvement of the management means of property right and the rapid development of Internet technology,this paper is driven by the Jining real estate registrations management of the practical business needs,we describe the research background and significance of Web oriented property registrations management,the studies of domestic and foreign researches on the management of property right are analyzed,the main research contents of this paper are summarized and the related technologies used in the design and development of the system are given.Secondly,combining with the actual work of Jining real estate property management,we describe the system requirements,including the definition and approval process of the registration,the standardization of property rights data input and output,the data sharing requirements of property archives and data.We adopt the use case diagram and entity relationship diagram to model the system’s requirement and data.Thirdly,we design the application architecture of Jining Bureau of real estate property registrations management system based on the concept of "separation of concerns".The object oriented method is used to design the system database tables and views;the property right registration of the business life cycle management is designed and implemented;and the custom coding rules,data dictionary,regular expressions to validate and standard certificate print are designed and implemented,and the data sharing mechanism of the property right of the property archive data is also designed and implemented.Finally,we give system parameters settings and deployment topology map of the running environment and design the system test cases to test the functionality,security and performance of the completed system,and analyze the test results in detail.In this paper,the design and implementation of Web oriented Jining Bureau of real estate registrations management system reached the goals of the management of property right registration and approval of business in life cycle,the standard information input and output,and the data sharing and value-added of real estate archives and basic data.The system can effectively improve the management level and work efficiency of property management,which plays its social value and economic value and lays a technical and data foundation for supporting the digital real estate constructing. |
