Urban Rapid Rail Transit or URRT,an inevitable product of the development and reformation of science and technology,now is one of the most important branches of Public Transportation System.Other than private vehicles and any other kinds of traditional public transportation system,URRT is a more intensive,safe,environmental protective and effective way for travel comparatively,yet come out with less cost of time and money;hence it is very suitable in cities which have the requirement of rapid economy development pace with low cost and high efficiency.Its characteristics of large capacity and fast speed not only can improve regional accessibility in a Macro level,change the general pattern of cities as well as accelerate the speed of expanding and economy growth;but also has a profound influence on the surrounding land use and real estate value.However,due to the crossed and marginal side of this study scope,neither current transportation engineering nor economic researches has any inner-authorized theory,any experienced conclusion or mathematic model on this issue.Currently,studies from both mainland and aboard have very different analysis strategies and skills,and based on discrepant or sometimes even inconsistent study resources,which lead to various results and different conclusions of same issues.What makes this study harder is the fact that the large landscape our country own,which has increased the differences of geometric patterns,urban special forms,economic development level,population distribution,social and public policies between cities.Besides,thanks to the socialistic market with Chinese characteristics,our policies market rules are quite unique on urban rail transit,land use and development,real estate value,and so on;hence it is impossible to apply models and methods directly from aboard.Therefore,the research on the influence of China's urban rail transit system on land use and real estate value is significant both theoretically and practically.This study has reviewed and summarized several classic theories and models in field.Through Casing,analysis,and assess those literature,it has formed its own basic form of model.Taking Beijing metro line 1-Batong as its empirical study case in this study,one reason is for this line is the first metro line in mainland China,it has the longest history among Chinese subways,the maximum stages of construction,as well as the most mature and perfect operation system;what's more,it locates in a very important transportation corridors which linked the center and sub-center together in the city of Beijing.By studying this case from different dimensions,we can build up a framework for the follow-up study or for other similar cases.The other reason is that it is comparatively easy to dig variety of real estate data surrounding this line;with sufficient support data,it would be possible to study more dimension of the case and come out with more accurate results.In the study,the establishment and modification of basic model is based on the past experience and case studies;the collection of its data is based on Baidu Map API data mining.With the help of Baidu API,we have collected 18848 groups of real estate related data,including 18249 groups of second-handed housing and 188 groups of new housing,the total valid data groups number is 17133.The distance data ranges from 28.27 m to 9232.24m;the study emphasizes on studying and analysis the feature and inner-relationship among those data within the distance of 2000 m.Using multiple regression models with data analysis software SPSS 23.0 to calculate out of the explanatory variables in logarithmic model or simi-log model.Then test the signification,collinearity,self-correlation and heteroscedasticity of those results respectively to make sure those hypothetical variables are meaningful and the models are correct.The study then analyzed the mechanisms and effects of how metro lines impact the surrounding land use and residential real estate from three dimensions: single point view,multiple points view,and line view.The three main conclusions are:(1)the land use and real estate value impacted by single subway station with different scales of distances between the communities and the stations;(2)the land use and real estate value impacted by single subway station considered the effect of the center city and the subcenter(or other importance spots like suburban);(3)within the consideration of spatial heterogeneity,consider the issue from the dimension and perspective of the real estate itself,analyzed how differentiality of the class of real estate impacts on the subway stations' effections back on themselves.Finally,the study summarized and made a deeper analysis on the above conclusions,and made several practical advices on future research and study.
