Agricultural land is receiving more and more attention with the growing urbanization in today's society,the importance of valuation of agricultural land are also increasingly highlighted.Research on evaluation method of agricultural land value is very necessary for the further improvement,one of the most frequently used method is income capitalization approach.At last,the present value of agricultural land value will be calculated by predicting future earnings for the agricultural land and selecting reasonable capitalization rate and parameters for the other factors.This method is more applicable in the agricultural land,because it is in line with the situation of income and investment in agricultural land.And it has the solid theoretical foundation for support,including the theory of land income and the theory of land rent.But there are still some deficiencies in the application of income capitalization approach,especially the question about the future earning's predicted value of agricultural land.The appraisers usually directly use the average of actual earnings,this prediction method is so rough that the final evaluation result has a certain deviation,and its application effect will be directly affected.Therefore,it is particularly important to do some research on the income method of the agricultural land value appraisal in the current.The main content of the paper is divided into seven parts.The first part outlines the background of agricultural land value appraisal,the significance and the main content of this article.These methods and paths of the agricultural land value appraisal are briefly described.The second part mainly introduces relevant concepts,theoretical basis and domestic and foreign literature of agricultural land value appraisal.The third part describes property rights and prices of agricultural land as well as the connection between them,the types and various influencing factors of agricultural land price are also analyzed.The fourth part detailed analysis the theoretical basis,applicable conditions and the evaluation steps of the income capitalization approach.And it put forward some current application problems on the basis of the research status quo of traditional income method.The fifth part describes the contents of the gray system theory and its applicability in agricultural land value appraisal.The evaluation model of agricultural land value was built to solve computational problems of net income by using gray system theory,and the result's accuracy is tested in the end.The sixth part applies the evaluation model to the actual case of agricultural land,and the accuracy of the evaluation result is calculated and tested.thenthe improved income method and traditional method are compared and analyzed.The seventh part is the summary of the content of the above parts,and there are expectations on the future development of agricultural land value appraisal.
