With China's aging situation intensifies,the limitations of family pension,more and more old people choose endowment institutions. In the public pension institutions bed space very limited today,private pension institutions have become the main supply of pension service in. Research on private pension institutions the academic circles also many,but the angle of orientation based on the operating status of rare. And this paper is based on the angle location,because the underlying business strategy is positioning,positioning determines the late business strategy,expansion of private pension institutions policy suggestions of management. Research on the key points are as follows:First,clear the research object,literature review and discusses the relevant theory. This paper in clear the basic research object,through the literature research method, combing the existing literature,and then based on the social exchange theory,public service privatization,welfare economics and the hierarchy of needs theory as the theoretical support,and the definition of relevant concepts.Secondly, draw lessons from foreign successful experience, and the analysis of the operating condition of the private pension institutions in Xiamen city and the macro environment,industry. Analyses the macro environment from four aspects of politics,economy,social culture,technology,carries on the analysis to the industry environment four aspects respectively from resource providers,service object, competitors and supervisor.Once again, to Xiamen A case of apartment for the aged, the internal environment analysis and analysis of the deficiencies in the business. Organization and management is not in place,the occupancy rate is not high and the problem of financing,facilities imperfect,inadequate medical care service management problems in four aspects.Finally,from the perspective of private pension institutions themselves are appropriate and unique positioning,put forward a series of management strategy, improve the management level of organization, reasonable use of financial institutions and improve the diversification of the funds input mechanism,improve the institutional infrastructure construction,improve the professional skills of nursing staff and increase the cooperation of colleges and universities.
