Research On The Value Of Urban Air Pollution Loss Based On HPM

The environmental factors is closely related to people’s life,the air environment for people living environment,the pollution is becoming more and more serious and it will seek a healthy and comfortable residential environment.As people gradually realize the importance of environmental factors,such as the adverse effects of air,water,noise and other pollution factors,environmental factors in housing value loss is particularly important.Although domestic and foreign about the effects of air pollution and other environmental factors on the value of real estate to carry out a lot of research work,but the current loss of estimation system for air pollution on the value of the house is the lack of a system,the existing research is still very limited.Especially in China,the theory involves almost no air pollution damage assessment of residential,are just some of the foreign scholars on the pollution loss of real estate appraisal of the literature is summarized.On the one hand,the pollution factors of air pollution over the pollutants as the object of study,the results were significantly different;on the other hand,the national real estate market is not yet mature,data collection is difficult.Therefore,based on the domestic and foreign research results,by using the hedonic price model(Hedonic price model HPM)method,characteristic factors of the traditional hedonic price model is extended to the PM2.5 value as the air pollution,to study in the model,an empirical study on the air pollution loss value for further study.Real value of loss quantification problem of environmental pollution has important significance.The main content of this research includes:(1)the use of commonly used data conversion method of Box-Cox to data conversion to urban nature,basic function of first-line and second-line,three lines and the following cities of hedonic price model,which should change index variables;(2)based on the strain variation and 54 of the country a representative of the large and medium-sized cities in 2014 of October to 2015 of 3 real estate data,including the characteristics of real estate prices,construction characteristic and location characteristic,neighborhood,the basic situation of the study of the national real estate market;(3)In 2014 January to 2014 October,the PM2.5 value,the economic characters and real estate based on the data.Using the above index and function and contribution of first-line and second-line,three lines and the following cities residential air pollution air pollution problem and quantify the value of real estate price rate,is the studyof people to purchase housing for air pollution potential monetary willingness to pay and the air pollution in the importance of the influencing factors of real estate.The main results of this study are as follows:(1)based on the data of Box-Cox conversion,we can accurately reflect the function model of real estate prices,first tier and second tier,three lines and the following cities of hedonic price model in the form of log linear model,the second tier cities turnover index for-0.23;second,the hedonic price model to quantify for residential air pollution loss,and found that it has a negative impact on housing prices;third,for the second and three lines and the following cities,air pollution has a significant impact on real estate prices,and the two line of the city is particularly significant,second tier cities residents are willing to pay an average of114100 of the air pollution,the housing price contribution rate of 5.25%,three cities the average willingness to pay for air pollution is only 1995,the contribution rate was0.31%,while in the first tier cities,the effect of PM2.5 value on the housing price is not obvious.
