Now as the architecture complexity and speed increasing,the risk of the project problem changed multiterminally andi the risk of instability is becoming more and more complicated,such as risk management compensation has changde more and mord.This means that staff of project risk control and risk management have been put forward higher request.In addition,the domestic real estate construction enterprises are faced with many test,so the real estate enterprises must rapidly improve their core competitiveness in the increasingly fierce competition environment.This paper firstly expounds on the related concepts of project risk,risk management and risk management methods,the process of the junan supply marketing commercial residential district construction projects from the decision-making stage,preparation stage,implementation stage and sales operation stages make analysis of specific risk factors.It discussed that the area of construction project risk identification,risk assessment and countermeasures.Secondly on the basis of the theory of project risk management and evaluation model of junan supply and marketing commercial residential district construction project are analyzed in risk assessment,established the junan supply marketing commercial residential district construction project risk evaluation index system,including 13 risk index,It is applide that the fuzzy comprehensive evaluation method for junan supply and marketing business community to evaluate the stages of construction project risk analysis,in order to get the final risk assessment results.It has the practical significance for the risk management of the project,but the practice of the research method has yet to be further inspection.Finally,junan supply and sales of commercial residential district construction projects in various stages of the risk response measures are introduced in detail.In the early stage of the project decision-making stage we should focus on strengthen market research and market forecast,reasonably estimate the cost,improve financial analysis;In the project preparation stage,we should build a reasonabledesign scheme of strengthening contract management,and effective communication among project participants;In the project implementation stage,we should strengthen the construction safety management and testing of equipment,reduce the amount of engineering change and visa,strengthen the construction period,quality,cost effective contact between work and so on;In project sales operation stages,we should make the market research analysis,establish effective mechanism of marketing service system and good property.
