| In the 20 th century,around the 1980 s,the international enterprise value evaluation mainstream theory and method spread into China.Being the three kinds of valuation method,The cost method,Market approach and Income method are widely used.According to its profit situation and the factors that affect the profitability,the so-called enterprise value assessment considers enterprise as a whole,analyzes and estimates its overall market value,which makes a better understanding of its value,conducts a proper plan to promote its development to achieve a good development for the owner and operators.In the 21 st century,China’s real estate industry has gradually become an important industry in economic and social development.Its large scale and related industries have played an indispensable role in improving the living standard of urban and rural residents and stimulating the development of China’s economy.As the main body of China’s real estate development,real estate enterprises must improve its own value continuously,which means being able to create value and continue to achieve value added in order to remain invincible in the competition.A scientific assessment of the real estate company’s corporate value help enterprises to improve core competitiveness,avoid the phenomenon of blind expansion and achieve a healthy and sustainable development,so as to promote the real estate industry into the track of the benign development.This paper chooses YZ real estate company to carry on the enterprise value appraisal.(1)Analyze and elaborate the advantages,opportunities and bottlenecks faced by YZ Real Estate Company in the process of development;(2)Analyze and evaluate the financial performance of the target company systematically.Through the calculation and comparison of the main financial data,analyze the profitability,operational capacity,solvency and development capability of the enterprise,and obtains the good growth evaluation of YZ real estate company in order to provide a valuable support for the subsequent enterprise value evaluation;(3)Calculate the YZ real estate company’s business value by the value evaluation of the Market approachand income.Among them,in the process of value calculation using the income method,the enterprise value of YZ real estate is evaluated by EVA economic value-added model.In the process of calculating the cost method,the fuzzy mathematics method is used to calculate and filter three companies that which are most closely to each indicators were to calculate the value of the P / E and P / B models respectively.Finally,analyze the main reason for the difference in assessing the value of real estate enterprises between the two methods above. |
