Research On The Fine Management Of Property Cost Of The XZ Demolition And Resettlement Community Based On ABC

Property management in China is facing a transformation issue about management.Today,residents increase the requirements of service quality,property management pays more attention to service quality,and the majority of enterprises are undergoing a status of low profit or even the loss with the fierce competition in property services industry.It's important to strengthen the fine management of property when the property industry will turn labor-intensive to management-intensive.The key to solve the problem is the cost management of property.Therefore,it is of great practical significance for the fine management of property costs.This paper discusses the fine management of property costs based on ABC in order to develop the theoretical field and practical application in the future.In this paper,we take the property cost management of the demolition and resettlement community as the research object,put forward the particularity of the community,as well as the theoretical significance and practical significance of the research.We point out the research of property cost management and cost fine management is not mature through the theoretical analysis on related issues all over the word.We also put forward the concept of fine management to the property cost management,and discuss the related problems of the fine management of property cost.We analyze these issues in the demolition and resettlement community,and we put forward a set of cost management system based on ABC,including the preparation,the earlier stage,the middle stage and the later stage.The earlier stage is mainly about the property cost budget,the middle stage is mainly about the property cost accounting,and the later stage reflects the control ideas of property cost.We also subdivide the earlier control,the middle control and the later control in the later stage.We still more put forward some suggestions on the problems of the property management and the property cost management of the XZ demolition and resettlement community.Finally,we make a summary and outlook of the paper.
