Research On Valuation Of Real Estate Enterprise Bankruptcy Reorganization

In recent years,because China's economic growth slowed down,the real estate market policy is constantly adjusted,and real estate development enterprises or the development of real estate projects,after being affected to varying degrees,are easy to get into trouble,which is waiting to be solved.In order to solve the complex debt disputes of bankrupt real estate enterprises.It has become the focus of bankrupt enterprises stakeholders to choose bankruptcy reorganization or bankruptcy liquidation procedures.It becomes the extremely urgent to determine whether it has the value of the reorganization of the evaluation method system for the bankruptcy debtor.Based on the theoretical background,such as the theory of legal interest utility theory,transaction cost theory and operating value theory,this paper analyzes the social environment faced by the real estate bankruptcy reorganization enterprises and the legal environment constraints faced by the relevant stakeholders,taking full account of the real estate enterprises themselves and related legal constraints.Has a comprehensive interpretation of the important content involved in the assessment,and proposes for the bankruptcy real estate enterprise restructuring value evaluation methods that quantify the value of bankruptcy reorganization which key is to calculate the difference between the value of the repayment ratio of the bankruptcy and reorganization and bankruptcy liquidation.Combined with a case,this paper put forward the bankruptcy real estate enterprises to assess the value of the proposed assessment,with a hope to enrich the bankruptcy reorganization of the academic theory and to make theoretical guidance for the relevant case practice of the real estate bankrupt enterprises.
