With the market competition increasing fiercely,in recent years,the construction project profit space become more and more less,the cost management is very important.How to control the cost,and achieve the requirement of the project,is an important content of construction project management.How to control the purchase cost of materials effectively become an important breakthrough point to control a project cost,in order to achieve the purpose of reduce costs and maximize the economic benefits.The project cost control is very important,domestic and foreign scholars have carried out a large amount of research and analysis on it,and made a series of achievements,and other for the application of the actual project has played a very important role.However,due to the impact of diversity of purchasing cost factors,and the region,the project itself,market changes and other differences,there are more need to study and deal with the problem of procurement cost control.In the paper,the problem of the cost of procurement is the main direction of research,investigation and research the main influence factors,and the purchase cost of the cost of building materials market fluctuations,yearbook and so on.Summed up all the data and statistics were used to construct the judgment matrix.Using Matlab to calculated the maximum eigenvalue and characteristic vector,then determined the weight vector.Based on the economic lot size model,using the time value theory of funds,the corresponding present value is calculated,the minimum cost is compared,and the optimal scheme is selected.The main research contents of this paper are as follows:1.Mainly using the meeting market questionnaire,expert meeting analysis,the method of FD and Delphi to analysis and evaluation of the main factors in the procurement process of statistical analysis and evaluation of statistical data.2.Delphy method used to determine the main procurement cost and the use of FD method to determine the leve one and twol of factors,that is the impact of the purchase cost of the composition and the main factors.3.By using market survey,expert meeting analysis method and FD method to analysisi mainly affects the procurement scheme evaluation factors and score analysis and evaluation of statistical data.4.By using the analytic hierarchy process model,the structure judgment matrix,then using MATLAB to analyze the data,and find out the characteristic value of the data and find the maximum characteristic vector,and carry out the calculation of the model.Verify the calculation results and correct data analysis,the last give a reasonable suggestion.5.According to the maximum eigenvalue and the maximum characteristic vector,the corresponding weight vector is obtained,we can determine the weight coefficient of each factor;to adopt the expert meeting method to statistic the evaluation score of each influence factor,based on the weight coefficient of each factor to calculate the weight coefficient of the procurement scheme to select the optimal scheme.6.Combined with examples,study of a real estate a during the practice period,based on the theory of time value of capital,the present value of the optimal plan is calculated and compared with the cost of the actual project.7.Based on the results of the study,put forward to expand the meaning and application value.
