Research On Housing Value Evaluation System Based On AHP Method

Research in the field of real estate residential evaluation is a very important concept.From the past to the present welfare housing purchase their own,now people on housing demand gradually revealed,and with the improvement of the living standard,the demand for housing is more and more obvious,the various factors considered more comprehensive.Research on the value of residential inevitable to study various factors affect its value.This issue is through the collection of houses in Wuhan,the factors that influence housing value is divided into 4 indicators: location value value,home value,environment,community,public service values,and subdivides each of the major indexes,down to every level,eventually divided into 55 evaluation indicators.And using the AHP to calculate weights.In this paper,the factors affecting the residential value are introduced in detail,and then the establishment of the impact factor system,using the AHP analytic hierarchy process to carry on the quantitative research.Then select 3 residential quarters in Wuhan city as an example,using AHP model to evaluate,make the evaluation process more scientific,accurate and reasonable assessment results.This paper uses mathematical methods to forecast well in the early stage of project development,reduce the investment risk of the project,reasonably determine the market price,to ensure that developers obtain reasonable profit.At the same time also can provide reference data for the buyers,so that consumers in the limited economic capacity,can buy more cost-effective,better housing.
