Analysis Efficiency Of Real Estate Industry Based On DEA Model With Reference To Liaoning Province

As the key points of supply-side reform and one of the important strength in promoting the economy to grow,the contribution of real-estate industry to the economic development of Liaoning province or even China is particularly important.So far,the problems such as low efficiency and technological laggard have been exposed in the development process of real estate market in Liaoning,which arouse controversial arguments.With the increasingly fierce competition in the real estate industry,it is of great practical significance to search the way how to make the real estate industry develops healthy and improve the production efficiency of the real estate industry.In this paper,based on the Data Envelopment Analysis(DEA)and the Malmquist Productivity Index(MPI),China's real estate industry data in 2007-2015 are provided to investigate the production efficiency of real estate industry in different regions of China,especially in Liaoning.Firstly,DEA method is adopted to horizontally compare comprehensive sales of real estate industry,pure technical efficiency as well as scale efficiency in various regions of China,and then changes in production efficiency of real estate industry in Liaoning are studied longitudinally.Secondly,MPI method is used to calculate total factor productivity in different regions,and dynamic changes of production efficiency of real estate industry in Liaoning are studied qualitatively.Finally,the static and dynamic changes of production efficiency in China are summarized and analyzed,and found that the production efficiency of the real estate industry in Liaoning presents a fluctuating upward trend.However,it is always in the inefficient stage of production,and there is a high input redundancy rate.Through the annual data,it is found that there is the best comprehensive efficiency of Liaoning province in 2009,the scale efficiency is better than the comprehensive efficiency and pure technical efficiency in general,and there is a great room for improvement.According to the analysis of Malmquist index,it is found that the index of technological progress mainly affects the change of total factors.Lower technology progress index of Liaoning Province is the main reason for the total factor change of real estate industry can not effective.Some suggestions are put forward to promote the development of Liaoning real estate industry based on the current efficiency of real estate industry in Liaoning.In the development of Liaoning real estate industry,the problems such as excessive investment in scale,low efficiency and imbalance between supply and demand are becoming more and more serious.And to solve the economic difficulties,expanding effective investment and improving production efficiency of real estate industry are introduced as important means for integrating economic development.
