| Building height is not only the core guiding factor in urban design,but also an important control element in regulatory detailed planning;it is affected by the visual and aesthetic characteristics of landscape visual factors,and is closely related to urban social,economic and environmental factors,which is a complex urban issue.In the 40 years since the reform and opening,the wave of“modern urbanization" and the construction concept of“greatness and quickness" in the large and medium-sized cities in China have selectively ignored various factors that affect the height of buildings.The more high-rise buildings are considered as the symbol of the city’s economic strength,resulting in the lack of planning and regulation of the high degree of development of the building,which eventually caused many urban problems.Researchers in the same field began to pay more attention to the study of urban building height control,but the control methods are diverse,the control technology is complex,and the control concept lacks basis.The subject belongs to the application-oriented research,many cities in China urgently need a systematic building height control technology system to guide the preparation of relevant content in the regulatory detailed planning and other related research.Based on the above considerations,this paper follows the research process of"theoretical review-method collection-technical construction-practical application",aiming to integrate the control system with the clue of "basis-method-technology";optimize the details of existing urban building height control technologies;form a systematic and versatile building height control technology flow.Firstly,starting with the classic control cases of several cities,the common points of the existing urban building height control theory are analyzed,which shows that the existing urban building height control methods mainly include Partition control,Visual Analysis control,and Multiple factors analysis control method(MFA).Secondly,the control flow of the three methods is used as a clue to find the GIS technology associated with it and to correspond one by one,thereby to mine the shortcomings of GIS applied to the urban building height control in the viewpoint selection,landscape line effect control,multi-factor evaluation analysis,etc.These shortcomings are considered as the entry point for technical optimization.Third,taking the status of urban building height and its control as a clue,it is concluded that the main influencing factors of urban building height are 6 categories:landscape vision,historical culture,ecological environment,location,road traffic,and public service facilities.10 urban high-influence factors were selected in combination with Delphi method.The weights of each factor were determined by AHP method.The result was used as the basis of multiple-factor analysis control method.Fourth,build 12 detailed urban building height control principles based on large number of classic cases.Taking ArcGIS as the platform,big data and space syntax as the support,constructing the urban building height control method of "multi-factor analysis as the core,supplemented by line-of-sight analysis and multi-method cooperation".Pay attention to the research of viewpoint selection that researchers are relatively neglected,and build the technical framework for viewpoint selection of "Primary-Screening-Optimization-Correction".Try to construct independent evaluation criteria for each factor and using GIS to establish the building height" growth" evaluation technology.Integrate the rigidity and elasticity,restrictive and potential factors into the evaluation and correction stages,and give full play to the impact of each factor on the building height.The above contents together constitute a GIS-based urban building height control technology system.Finally,take the Mount Dayi district of Guanyun County,Jiangsu Province as an example.The applicability of the urban building height control technology system is tested in practice.The upper limit of the building height control of each city’s construction land is obtained,and each viewpoint forms a landscape corridor with good visibility,and a suitable construction potential space is reserved for the construction land without sight line requirements.The research proves that the technical system has good practical application value and certain research significance for the regulatory detailed planning and urban design in the part of urban building height control. |
