In recent years,the pace of urbanization in our country has gradually accelerated,the urban population has grown rapidly,and immigrant populations have continuously poured into large cities.Due to population growth,the problem of increasing demand for housing has become more and more obvious in today's urbanized society.As an important indicator to reflect the development and utilization intensity of land,the floor area ratio has been widely used in urban land use planning at home and abroad.The floor area ratio of the residential quarters also has a direct impact on the quality of daily life of the residents.Therefore,it is important for the urban construction and development of the three districts in Dalian to study the spatial and temporal evolution of the floor area ratio of urban residential quarters,to understand its development status and characteristics,and to provide references for urban planning.Taking Zhongshan District,Xigang District and Shahekou District in the main urban area of Dalian as examples,based on remote sensing image data and internet real estate data,the residential quarter is the research unit.On the basis of summarizing the research status of domestic and international floor area ratio and their spatial and temporal evolution,the floor area ratio calculated by the data of residential quarters in three districts of Dalian in the past two decades are divided into six grades.Then use spatial autocorrelation analysis,spatial difference index and other methods for analysis to study the spatial and temporal evolution of the residential quarter's floor area ratio in the three districts of Dalian;use geographic detectors and geographic weighted regression models to calculate and explore the related influencing factors of the spatial difference of residential quarter's floor area ratio selected in this paper.The results show:(1)The floor area ratio of residential quarters is in a stage of stable change in time,showing an increasing trend.(2)In terms of spatial characteristics,the analysis using spatial autocorrelation analysis can show a small concentration and large dispersion pattern.Among them,the northwestern Zhongshan District,the central and southern Xigang District,and the central and eastern Shahekou District are more concentrated,and the other regions are multi-centred distribution.Using the Theil index for calculation,it can be found that the spatial difference index of the residential quarters with extremely low and extremely high floor area ratio levels is greater than that of the remaining four residential quarters' ratios,indicating that the spatial difference of the two floor area ratio levels of residential quarters is obvious.(3)Through the research and analysis of geographic detectors and geographic weighted regression models,it can be concluded that the main influencing factors of the spatial difference in the residential quarters' floor area ratios of the three districts in Dalian are: the number of vehicles,the number of educational establishments,the number of dining establishments,and the distance to shopping establishments.According to the former,the number of vehicles has the largest impact on the spatial differentiation of the floor area ratio of residential quarters in the study area,followed by the number of educational establishments;through the latter,the number of vehicles has the greatest impact on the spatial difference of floor area ratios.The various factors influencing each other form the spatial difference in floor area ratio of residential quarters in Dalian.
