The scale of modern real estate projects is growing,more and more participants,systematic,professional increasingly strong,the project is increasingly difficult to control the target.Real estate project owners need to strengthen their ability to control projects.Owners can strengthen the ability to control the project objectives through two ways,the formation of a strong owner management team or hire a high level of project management consulting agencies.The introduction of the third party consulting project controlling "owners + project control + project supervision" management mode,this mode in recent years in many domestic large-scale construction projects,has been shown to enhance the control ability of the owner.Modern real estate projects put forward higher requirements on the efficiency of project total control work.Owners should stand integrated management perspective,in their own project management team integrated project master control function,strengthen the project management team’s ability to control objectives.In China,with the deepening of reform and opening-up,has undergone tremendous changes in the real estate industry,in the face of this trend,in the ups and downs of the market economy,the real estate enterprises how to accurate positioning of products,and ultimately achieve their business objectives,the situation changes not only to fully analyze the internal and external environment,but also to strengthen its internal management,especially the control of project costs,because of the impact of the real estate project cost will have a direct to the.Therefore,in this situation,the study of real estate projects total control,for real estate enterprises,in the realization of its total control at the same time,bring more economic benefits,has a very realistic significance.Based on the real estate enterprises as the research object,focusing on the total control of the project is studied,firstly introduces the general control theory and real estate related literature,and describes the main contents and characteristics of the real estate project control process,project control,collection of relevant literature,analyze the research status of project management with the total control of the project management,put forward the purpose and significance of the project in total control.Secondly,this paper uses the theory research method to study the project total control theory,expounds the basic methods and integration principles of the total control,and provides the theoretical basis for the follow-up work.Using the research methods of system analysis of project control system are analyzed,the main factors of refining the total control of the project organization structure,work flow,work methods,on the current situation of China’s real estate project control,and analysis of China’s real estate projects.The main reason of the problem,put forward the strategy lay a solid foundation;put forward the key problems of the projects.Then starting from solving the problems in the project cost control,project progress control,project quality control,project contract control,project safety control as a starting point,the real estate development goal of total control function and process.Finally,this paper discusses the total control measures of real estate development stages,and on this basis,puts forward the total control measures of real estate projects at various stages.Through the research,this paper draws the conclusion:(1)the total control of real estate project development must be based on the basis of substantial law,actively mobilize the full participation of the real estate project control,improve the initiative of the total control,to achieve total control objectives;(2)the early stage of the real estate project planning although,can control the low cost,but the effect of total control of the entire project will produce direct;real estate projects should pay attention to the design process in the design stage,and the design procedure of continuous optimization;in the final acceptance and settlement stage,should audit strictly in accordance with the relevant provisions;sales of real estate projects that should be combined with the advantage of various media,by reducing the cost of advertising;(3)through the application of a variety of modern technology and management theory,strengthen the real estate project in the total control of the Use,improve the total control means,accelerate the total control energy efficiency,and then meet the development needs of the modern real estate industry.
