| With the rapid development of China’s high-speed railway construction,the development of HSR new town has gradually attracted widespread attention.The author takes the 38 stations along the Beijing-Shanghai and Wuhan-Guangzhou railway lines as samples,and conducts research on two core issues concerning the influence factors and dynamic mechanisms of station development.With the help of comparative analysis,statistical analysis and theoretical research,the dominant factors that influence the development of the station area are combed,and the dynamic mechanism of the dominant factors is theoretically elaborated.First of all,the research,through the analysis of the history and status of overseas HSR new town,analyzes the development background,development history,motivation of development,urban impact and development status of high-speed railways in different countries and at different times.I hope to use this as a reference to comment on the development of HSR new town.At the same time,it is also hoped that "Replace historical research with theoretical research" will provide theoretical guidance and basis for the study of the dynamic mechanism of the following text.Second,the assessment of the development of the 38-station station area along the Beijing-Shanghai and Wuhan-Guangzhou railway lines was conducted.The study focused on land utilization within the 800 high-speed rail station buildings,and quantified the land renewing intensity and land use composition before and after the high-speed rail access.During the study,it was found that the following problems existed in the high-speed railway stations in China at the present stage: First,the development was slow,and the development index of the high-speed railway stations was generally low;second,the industry was lacking;the main development was the development of residential real estate;Large,far more than expected high-speed rail benefits;Fourth,the location is too far away,the relationship between the station area and the mother city was separated.At the same time,in field surveys of non-core sites in Anhui Province,we found that the development of high-speed rail new towns in China has a large difference from foreign classic cases in terms of high-speed train rides,passenger composition,and travel frequency.Thirdly,from the partial correlation analysis and regression analysis of the influencing factors,the correlation between station development and six objective influencing factors is calculated,and the dominant factors affecting the developmentof the station area and its influence intensity are discussed.The study found that: In the 38 site samples,the location and station size have a significant correlation with the development of the station area,and the correlation between other factors and the development of the station area is not statistically significant;in the subgroup analysis,non-core sites The development of the station area has a significant correlation with the location,station size and city scale.In the regression analysis,the data shows that the influence of three factors is quite similar.The scale of stations and cities is positively related to the development of the station area,and the distance index is negatively related to the development of the station area.On this basis,the author thinks about three influencing factors and elaborates the influence mechanism of the three dominant influence factors.Finally,the study considers that the establishment of a station has complex dynamical mechanisms.The development of overseas station areas has objective factors that are different from domestic ones and cannot be blindly used for reference.The development of China’s high-speed railway station area should put forward its own diversified development road based on the principle of seeking truth from facts. |
