| Since the reform and opening up,especially in the past 20 years,China’s real estate has developed rapidly and gradually into a pillar industry of the national economy.However,housing quality problems continue to affect people’s living and working in peace and contentment,strengthening project quality management and striving to improve project quality are the needs of today’s society and the bounden social responsibility of enterprises.Therefore,this paper takes the quality management of residential construction projects as the research object,analyzes the causes of the actual quality problems,and takes corresponding improvement measures to sum up the models and methods suitable for the quality management of residential quarters,so as to provide reference for the quality management of residential quarters in the future.This paper first introduces the research background,research purpose and significance,research methods and research status at home and abroad of residential project quality management,focusing on the importance and necessity of residential quality management research and the achievements of domestic and foreign quality management research in recent years.This paper introduces the relevant theoretical basis of project quality management,among which the main factors affecting the project quality are human factors,materials and equipment,process methods,construction machinery and environmental factors.Then,taking Chengdu NH residential construction project as an example,the main quality problems in the project construction process are sorted out,the quality management personnel participating in the project construction and the first-line construction workers are counted by questionnaire,and the statistical data are analyzed by histogram method.Finally,it is determined that the main factors affecting NH residential construction projects are human factors,materials,equipment and environmental factors,and the main factors affecting the quality are analyzed accordingly.Finally,through perfecting the project quality assurance system,clarifying the job responsibilities,taking measures to improve the quality consciousness and technical level of the construction personnel,perfecting the supplementary quality management system,perfecting the construction technology and quality assurance measures of the key process ineach stage,so that the quality management level of the project has been significantly improved and the quality of the engineering entity has been significantly enhanced.Through the analysis and research in this paper,the residential building can achieve good results by making reasonable improvement measures according to local conditions based on the application of quality management theory and the actual situation of the project.As a typical real estate community,Chengdu NH residential construction project has certain representativeness.The research in this paper can provide some reference for the quality management of similar projects. |
