Research On Maturity Model Of Project Bidding Management In Real Estate Enterprises

In recent years,the real estate market has begun to move from the "golden age" to the"silver age",and the land price has risen year by year.Many real estate companies are facing more and more severe forms due to high inventory and sluggish sales.In this case,to improve the profitability of the company,it is necessary to improve its management level for real estate companies.Since the project bidding is related to the quality,schedule and cost of the project,the high level of project bidding management can make the real estate enterprise have a lot of profit space.The improvement of the project bidding management level has a profound impact on the real estate enterprise.Although the bidding system has existed in China for several decades,there are not many evaluation studies on the bidding management of real estate enterprises.This paper constructs a real estate enterprise project bidding management maturity model,which aims to help real estate enterprises to fully understand the project bidding management.The influencing factors and the level of engineering bidding management of enterprises are used to help real estate enterprises improve the management level of project bidding for the evaluation results of project bidding management maturity.Firstly,this paper introduces the relevant theories of bidding and maturity models by studying relevant literatures at home and abroad,and provides theoretical support for the later research.Then,through the literature research method and expert interview method,the influencing factors of real estate enterprise project bidding are summarized.Initially established the evaluation index system of the real estate enterprise project bidding management maturity model.After optimization,the final five indicators including organization construction,supplier management,bidding process and execution,bidding control and bidding effect management were identified.24 secondary indicators such as quality and organizational integrity,and the evaluation criteria and implementation steps are given.Secondly,the fuzzy comprehensive evaluation method is used to construct the evaluation model of the real estate enterprise project bidding management maturity,and the real estate enterprise project bid management maturity The grade of the model is divided into five grades.Finally,it is applied to the engineering bidding management of BY real estate enterprise in Liaoning area to verify whether the maturity model built in this paper is feasible and give suggestions for reconstruction.The evaluation model of real estate enterprise project bidding management maturity constructed in this paper can provide an evaluation idea for real estate enterprise project bidding management,and also broadens the application field of maturity model to a certain extent.
