Measuring the economic development of a city is no longer the growth of GDP and output value,but the growth of public facilities,environmental quality and grade level serving the people.This makes it more and more important for public management and public management and public service land to play a supporting role.To the attention of the people and the upper strata.Because land is non-renewable resources,its scarcity can not meet the needs of rapid urban development,so the allocation and use of land are very cautious.For the special land such as public management and public service land,most of our country still adopts the traditional land allocation mode,which easily leads to unscientific and unreasonable land use,resulting in the loss of state-owned assets.In order to prevent such a situation,land valuation emerges as the times require.Land valuation is an important measure to rationally develop and utilize land resources and prevent the loss of land resources.As a special kind of urban land resources,the land value of public management and public service land is recessive,but this kind of land plays a vital role in urbanization,and has strong social and ecological benefits,so its value needs to be explicit.Only explicit land value can prevent inefficient land use and abuse of land.This article mainly explores the evaluation methods of operating public management and public service land.Combining with the actual situation of ZQ District of SD Province,this paper aims at the problems of uneven distribution of rights and interests between public management and public service land,loss of state-owned assets and so on.On the basis of the valuation model of commercial land and industrial land,it synthetically analyzes the domestic and foreign experts and scholars' literatures on the valuation of such land,and puts forward a mathematical valuation model.In this paper,a mathematical regression model of land price for public management and public service is constructed by considering the types and sizes of factors affecting land price.Based on the actual data of public management and public service land in ZQ District of SD province,the weights of parameters of the model are obtained first,and then the factors affecting land are analyzed.The prime data is brought into the model,and the land price of such land isfinally calculated.Through the study and analysis of this paper,mainly for the profit-making public management and public service land prices were calculated quantitatively,for the size of various factors to get the relative weight of the size of land prices.The evaluation of land price is helpful for the upper stratum to provide reference for the allocation of such land,and is of great significance to improve the efficiency of urban land use and reduce the waste of resources.
