As a new form of using private capital to solve the pension problem,pension real estate is an indispensable part of China's pension industry.Today,with the increasingly serious aging,pension real estate should be developed for a long time.However,the development and operation of all real estate projects are risky,and pension real estate is no exception.Besides the same risk factors as traditional real estate projects,old-age real estate also has some specific risk factors because of the influence of policies,external environment,market demand and the particularity of customers,which is higher than traditional real estate projects.Therefore,under the current situation,it is necessary to study how to develop pension real estate more steadily.The research uses the combination of empirical research and theoretical research to study the risk assessment and control of pension real estate development project of China Nuclear Real Estate Company.Firstly,according to the risk identification method and process,the risk type,risk characteristics and risk causes of the nuclear real estate development project of China Nuclear Real Estate Co.,Ltd.are studied;Then,according to the risk evaluation theory,the risk evaluation process of the pension real estate development project of China Nuclear Real Estate Co.,Ltd.is summarized.The literature data method and Delphi method are used to construct the risk evaluation index system of the old-age real estate,and the fuzzy level analysis method is used to construct the risk evaluation model of the old-age real estate development project;Taking the CDnursing real estate project of China Nuclear Real Estate Co.,Ltd.as a study case,the risk assessment of the old-age real estate project,combined with the actual situation and relevant theories of the company to analyze the risk evaluation results;Finally,according to the specific implementation stage of the nuclear real estate development project of CNNC Real Estate Company,carry out comprehensive risk management and control.This paper takes the risk assessment and control of pension real estate development project of Hunan Zhongnuo Corporation as the research object.When constructing the risk index system of pension real estate,we strive to use the least risk index to reflect the most important and comprehensive information.From the comparison value of fuzzy risk judgment among the criteria levels,the investment decision-making stage is the main source of risk,and we need to pay the most attention to the investment of pension real estate.In order to avoid the risk of supply and demand in the market effectively and reduce the risk of investment in pension real estate,we should learn from the industrial experience at home and abroad,learn their mature practices and successful cases,combine with the local market environment,and explore the products suitable for the local pension housing,so as to achieve the business objectives of enterprises and at the same time reduce the risk of investment in pension real estate.
