As a universal economic phenomenon,the accumulation of economic activities on the geographical space has a long history.Since 1978,the eastern and coastal areas have attracted the rapid influx of domestic and foreign capital,technology and labor,and have achieved rapid economic development and become the center of economic agglomeration by virtue of their location and policy advantages.The occurrence of economic agglomeration has widened the differences in income,employment opportunities,public services,and social security between the concentration centers and peripheral areas,which inevitably leads to the flow of labor in the peripheral areas to the central area,population mobility also have an impact on the house price of the inflow and outflow from the demand side.It can be seen that there is a certain correlation between economic agglomeration,population mobility and house price.In addition,in the context of regional economic integration,the house price in a certain area will be affected by the price of neighboring or economically similar areas,which means house price has a significant spillover effect.Therefore,the research on economic agglomeration,population mobility and the spatial spillover effect of house price has certain practical significance.Based on the preliminary analysis of economic agglomeration theory,population mobility theory and space spillover theory of house price,This paper attempts to explore the mechanism of economic agglomeration on house price,the mechanism of population mobility affecting house price and the impact of economic agglomeration on house price through the influence of population mobility.In order to analyze the relationship between economic agglomeration,population mobility and house price,this paper firstly uses the sequential test method and Sobel-Goodman test to analyze the existence of mediator effect between economic agglomeration,population mobility and house price,spatial econometric model is used to examine the relationship between economic agglomeration,population mobility and the spatial spillover effects of house price.The study leads to the following conclusions: firstly,population mobility plays a partial mediating effect between economic agglomeration and house price,which means,in addition to population mobility,economic agglomeration can also affect house price through other channels.Secondly,the spatial correlation test shows that it is a obviously positive correlation between the inter-provincial house prices in China,and there is a spatial spillover effect in house price of neighboring provinces not only,but also in price of some provinces with similar economic base.Thirdly,economic agglomeration is significantly related to the spatial spillover of house price.It's that economic agglomeration will not only push up the house price of the agglomeration center,but also affect the surrounding house price through “siphon effect” and “trickledown effect”,more importantly,the impact of economic agglomeration on the surrounding house price depends on the net inflow rate of the population.Fourthly,population mobility is positively correlated with house price,and population mobility will expand the role of economic agglomerations in house price.
