With the development of social economy,whether have personal housing has become the main measure of happiness for ordinary people,housing has become a rigid demand for people's lives.However,according to the real estate prices and people's income mismatch,the national housing loan system related policy adjustment,more and more buyers choose personal housing loans,that led to rapid growth in banking lending.Because the market is not standard,the risk management method is backward and so on,the risk is gradually exposed,which has a certain impact on the bank's income.In the existing research,the risk of personal housing loan is studied from the perspective of economics and financial management.This paper uses the theory of risk management to recognize and evaluate the project risk of the Bayviewhousing loan project in the city Hu,and puts forward the targeted risk control measures.The first chapter first gives the research questions,the research background,the research significance of this topic,the mainly of the research contents and methods,introduces the basic theory and knowledge of project risk management,and summarizes the literature on the risk management of commercial banks' personal housing loans at home and abroad.The second chapter is to analyze the Bayview housing loan project in the postal savings bank of Hu branch,recognize the risk identification process and the identification results of individual housing loan projects.First introduces the basic situation of the project,to evaluate the finances,analysis of individual housing loan business of Postal Savings Bank of Hu branch;risk factors detailed analysis of the project and then from the two aspects of external environment and internal management of banks,analyzes the causes and risks;finally,the members convened a meeting to discuss the risk factors of individual housing project using mind risk method,to determine the risk of personal housing loan project list.The third chapter constructs the risk evaluation system of individual housing loan projects,on the basis of the analysis of the risk factors and the list of risks,the risk degree is evaluated according to the probability of the risk and the degree of the impact of the project,so as to judge the size and grade of the risk and evaluate the risk.The fourth chapter of personal housing loan project risk control measures.According to the result of risk assessment,risk control of the Bayview housing loans of the postal savings bank project put forward four measures,first is improve the internal control system of the bank;the two is to strengthen the process management;the three is to improve the quality of the employees;and to improve the capacity of the risk control and improve the management level from the aspects of improving the insurance system of the individual housing loan and establishing a variety of mechanisms.It provides a guarantee mechanism for risk management of individual housing loan projects.The last is a summary and prospect.This paper makes a summary of the work of the full text,and looks forward to the next step of the research work.With the continuous reform of housing system of our country,more and more people choose to buy a house by loan,bank of individual housing loan business is growing,constantly changing market environment has also increased the risk of individual housing loan projects,the results of this study have important practical significance for the risk management of personal housing loan project,there is real guiding significance and reference value for how to control the risk of bank personal housing loan project.
