In recent years,the national real estate industry has experienced explosive growth,resulting in a large number of real estate bubbles.At first,bank loans are the main financing method for real estate developers.The phenomenon of “real estate speculators fever” causes our government to strictly control the bank's credit lending in order to avoid risks and reduce real estate bubbles.Difficulties in the financing of the real estate industry prompted the emergence of real estate investment trusts.Commercial real estate has enjoyed rapid development in recent years.Due to its large scale,high return on investment and low risk,commercial real estate is widely favored by financial markets and investors.Since 2017,rumors of Yuexiu REITs intending to issue the first real estate investment trust fund in the Mainland have continued.Therefore,this article selects Yuexiu REITs as a case to analyze its operation mode and related conditions as the first overseas listed REITs.Based on the analysis of the successes and problems of its operation methods,it proposes recommendations for Yuexiu REITs and hopes to provide some experience for the issuance and operation of commercial real estate REITs in China,so as to better leverage the advantages of REITs in investment and financing.While promoting social welfare and resolving systemic winds,the relevant government departments have been given reference opinions on regulatory norms to promote the development of the real estate market and financial market in a fast,safe and stable direction.The first chapter summarizes the background of the article,thesis structure,overseas and domestic research status and research innovation.In addition,this section describes the concept of commercial real estate and the status quo of development,and come to the conclusion that the real estate industry need to deepen the development of the development of REITs,which leads to the overview of REITs.The second chapter describes the status quo and main problems of REITs in our country,and lists the operational processes of REITs in our country.Next,we narrate the advantages and obstacles of our commercial real estate financing through REITs.This chapter also expounds the stage division of REITs operating mode in our country,and puts forward the operating mode of REITs in commercial real estate at this stage:the construction phase and the operation phase.The third and fourth chapter introduces and analyzes the case of Yuexiu real estate.First,the paper introduce Yuexiu financing background and financing conditions.Using the method of combining theoretical analysis with case analysis,this paper analyzes the financing mode and operation mode of the operation of REITs by Yuexiu Urban Construction Group.In addition,the solution to the problems existing in the operating of Yuexiu REITs is given.The Fifth chapter is based on Yuexiu real estate using REITs financing our country REITs financing policy advice and experience enlightenment.
