The retail industry is an important component of the commodity circulation chain.It mainly plays a role in the link between production and consumption.The development of the retail industry can drive the efficient operation of the upstream chain,that is,the manufacturing process,while positively promoting the consumption process effect.Over the past few decades,with the economic development of China,the scale of the retail industry has continued to expand,the model has continued to innovate,and online retail has developed rapidly.In recent years,the development of the retail industry has entered a mature period,the development speed has slowed down significantly,and it has relied on the expansion of offline store chains.Barbarism to seize the market share,precipitated a large number of high-quality property resources while simultaneously sending large amounts of funds,because this approach itself will occupy most of the company's assets,resulting in a certain impact on the financial stability of the company,but also greatly limited the company's rapid development Coupled with the two-wheel drive of technological upgrading and upgrading of consumption patterns,the birth of new retail has played a role in promoting new production relations,and has also brought new opportunities for the development of the retail industry.Relying on the Internet platform,a new retail model of upgrading,reshaping,and reshaping commodity production,distribution,and sales channels is gradually being used through the combination of big data,artificial intelligence,and other advanced methods.The REITs product launch was unprecedentedly active in 2017,with a total size of 37.9 billion,which is more than the sum of the previous three years,and the product types are abundant.Real estate trust investment funds(REITs)are new financing instruments in the domestic financial market.This new financing model has gradually been accepted and used by the market.REITs can effectively solve corporate financing problems,bring new channels for activating assets,ease cash flow pressures,reduce corporate risks,play a positive and positive role in light asset transformation,and can also find new solutions for domestic small and medium-sized investors.Investment channels to ensure the continuous development of financial markets and capital markets.However,as a new type of financial instrument,REITs are still in the early stage of development.There are many risks and challenges in the development process,and they must be used properly under the conditions of adapting to the characteristics of China's market in order to effectively play its role.Therefore,it is of great significance for Chinese enterprises how to rationally use REITs in light asset transformation.This paper uses the case study method to introduce and comb the relevant research results of the light asset operation model,the real estate trust investment fund theory and the relationship between the two,and integrate the social environment,market environment and legal environment in China to the real estate trust investment fund in China.Feasibility analysis is carried out,and with the current development level and development dilemma of China's retail industry as the starting point,the necessity of financing of real estate trust investment funds is analyzed.Combining with the Suning cloud quotient analysis,first analyze the case overview,operation flow and characteristics,and focus on the analysis and study of Suning implementation motivation,operation mode,effect evaluation,internal and external risk analysis and control in light asset transformation.The implementation of REITs can promote the transformation of the enterprise's light asset operating model.At the same time,it can bring a positive and positive effect in the market response,financial and non-financial perspectives,and provide a new type of retail enterprise with offline stores and property assets.The financing model will serve as a reference for demonstration and demonstration of retail companies' choice of financing mode in light asset transformation.
