The property right market,with many functions and effects such as dealmaking,resource accumulation,price discovery and capital financing,is an important part of the multi-level capital market system.It is an objective need for the development of market economy and an important task for government departments and all sectors of society to strengthen the construction of trading places and promote the development of property rights market norms.There are many types of property rights trading places in our country,with different shapes and rapid development.At the same time,there is a lack of top-level design and supervision mechanism,and illegal operation is quite common.The north gulf property exchange is a large state-owned comprehensive property rights trading institution in Guangxi province.It is engaged in the trading services of state-owned assets and various factors and resources,and is responsible for the construction and operation of the property rights market in Guangxi province.The purpose of this study is to draw up a blueprint and plan for the north gulf property exchange,and to pool policies,funds and resources to boost the development of the north gulf property exchange.At the same time,it explores the countermeasures to rectify the chaos of China's property rights market.In this paper,we insist on linking theory with practice,drawing on the Porter Five Force Model,SWOT analysis method,and using environment-strategy-organization theory,horizontal integration strategy,related diversification strategy,cost leading strategy,blue sea strategy,business union theory and social responsibility strategy to make the development strategy practical,feasible and effective.Through the external environment,internal conditions and SWOT analysis,the mission,vision and objectives of the north gulf property exchange were revised,the overall strategy and competition strategy of the north gulf property exchange were formulated,and the safeguard measures for the implementation of the strategy were put forward.Replenishment and reorganization,acquisition and merger,improvement of business varieties and move to the pan-beibu Bay area can promote the rapid growth of the north gulf property exchange.Improving the brand image,reducing transaction costs and promoting industry combined can enhance the competitive advantage of the north gulf property exchange.This paper holds that the property rights trading place,which has the attributes of public welfare,is the platform to provide public services;It is not appropriate to use profits as a purpose,and it is not possible to "compete with the people for profits";It shall be set up under the leadership of the government and shall be wholly owned or controlled by the state.
