With tourism becoming the key driving force and leading industry of China's economic transformation and upgrading,the hotel industry,as one of the three pillars of the tourism industry,has steadily increased the proportion of the total national economy,and the construction of the high star hotel project has entered a high speed development period.Research on investment control of hotel projects,especially high star hotels,is more and more important and has strong practical significance.How to do well in investment control of high star hotel project is an important issue we need to face.The investment control based on the owner is mainly the overall control of the investment project.For the owner,the investment one project considers the future value of the project,pays attention to the future income of the project,the risk,the purpose of the investment control is to ensure the yield.The risk is estimated.By analyzing the difference between the high star hotel project and the investment control of the ordinary commercial real estate and the low star hotel,the whole life cycle investment control theory is used to put the emphasis of the owner's investment control in the decision and design stage,the combination of theoretical research and practice research,the combination of qualitative research and quantitative research,Comparative method research and other methods are applied to investment control in the whole process of Y Hotel project construction.According to the stage division of project investment,the article discusses the necessity and key points of investment control at different stages.At the same time,the Y Hotel is the research object,and the investment control of the four stages of decision-making,design,construction and operation of the Y Hotel is analyzed.Through the estimation and actual cost of the investment control of the owner of the Y Hotel project,the deviation of investment control is found and the reasons for the existence of the deviation are analyzed with relevant theories,and some suggestions are put forward,which have some practical significance to improve the investment decision level and the investment economic benefit of the project.At the same time,it has a certain reference value for investment control management in similar industries or similar projects.
