Since the reform of housing system was carried out nationwide in 1998,the real estate market has entered the golden age from scratch.19 big meeting,Xi Jinping,general secretary made important instructions on the real estate macroeconomic regulation and control policy,put forward "the house is used to live,not to fry",the real estate industry financing regulatory policy began to change.Real estate is a capital-intensive industry,and debt financing,as an important financing tool,directly affects the survival and development of real estate enterprises.Therefore,it is of great significance for the healthy development of real estate industry to provide the solution of debt financing for real estate enterprises.Based on the background of the current macro policies,this paper analyzes the characteristics of the real estate industry,and points out that the real estate enterprises are faced with the debt financing problems such as single financing channels and unreasonable capital structure.These debt financing problems reduce the development ability of real estate enterprises and limit the sustainable development of real estate enterprises.On this basis,by the sea holding company as a case,based on the current national real estate macroeconomic regulation and control policy from the scale structure,source structure,maturity structure of debt financing and needs four Angle was analyzed,and pointed out the sea holding the current debt financing problems,and from the external environment and internal operation situation analysis the cause of the problem of its debt financing,and puts forward some Suggestions of improvement accordingly.The following three conclusions are drawn.First of all,the development of real estate enterprises has been affected by the national macro policy,companies should be under the basis of understanding of their finances,close the national finance regulatory policy change,timely adjust their financing options,so as to make reasonable financing decision.Secondly,the financing trend of real estate enterprises must be diversified financing mode when the current financing channel is fully contracted.Therefore,in addition to traditional debt financing methods,real estate enterprises can make use of new financing methods.Finally,many real estate enterprises in the current environment already carry out strategic transformation.Slower steps of the transformation of the real estate enterprises,can refer to the sea holding strategic transformation direction,solving enterprise during the period of transformation and diversified development of debt financing problems at the same time,the sustainable development for the enterprise to find new profit growth point.
