Research On An Affordable Housing Project Cost Control Based On Sensitivity Analysis

Since the thirty years' open and reform,China had been established an outstanding economy development.However,the low income group's housing problem haven't resolve yet,the difficulty of low incoming group's housing problem which is an issue of overall important issue for building an overall well-off society.Indemnificatory housing no doubt is an effectual way to solve the housing difficulties of the low income people.But the shortage of funds is still the main problem hindering its development.So it is of great practical significance to strengthen the cost management of indemnificatory housing and realize the efficient use of its funds.The construction area,land price,the buyer's nature and the particularity of the pursuit of economic applicable,which are totally different between the affordable housing and commercial housing,facing the government's affordable housing price system,the construction cost management method cannot meet the age's requirement,therefore,the research on affordable housing cost control is extremely urgent.This dissertation first introduces the background and significance of affordable housing research,and puts forward the problems of affordable housing cost control,and explains the purposes of the study.In this dissertation,the cost control,sensitivity analysis and the research status of affordable housing are described.The research methods,literature review and sensitivity analysis methods are proposed.Then,this dissertation describes the basic theory of life cycle cost control and sensitivity analysis,explaining in details about the concept,content and principle of life cycle cost,and the concept,aim and principle of sensitivity analysis,at the same time indicating the limitations of the sensitivity analysis.Also presenting the current situation of affordable housing cost control,and the problems which the affording housing project A facing and the analysis of the affording housing project A's cost structure,which lays a solid foundation for the further study.The third,the dissertation calculates the internal return rates which of different ranges influencing by the cost factors of project A,by using the scatter plot to analyze the different factors' influence on the internal return rates.In advance,this dissertation analyses the the internal return rate data and obtains the sensitivity analysis result basing on the internal return rate,accordingly the analysis results are helpful for the cost management of project A.Fourthly,based on the above analysis and combined with the sensitivity of the internal return rate,this dissertation puts forward the suggestions on affordable housing cost control.
