Research On The Finacial Performance Evaluation Of Lushang Company

As China's economy has entered a new normal state,the development of the real estate industry has also changed from extensive expansion to the connotation of quality and efficiency.This is also the key to the healthy development of the real estate industry.This paper adopts the method of case study and literature research,and selects the representative listed real estate enterprise of Shandong Province as the research object on the basis of understanding the financial performance of many Real Estate Company,and makes an overall analysis and evaluation of its financial performance.First of all,the paper introduces the meaning of financial performance evaluation and summarizes the commonly used indicators of corporate financial performance evaluation and the methods of financial performance evaluation research.According to the analytic hierarchy process(AHP)and fuzzy mathematics method used in the financial perf-ormance evaluation research institute,the reasons for the selection are introduced in detail,which lays a theoretical foundation for the research on the financial performance evaluation of the post Wen Shang company.Secondly,the general situation of the company and the industry situation in recent years are summarized.The financial data of the company were collected for 2013-2016 years,the related financial indicators were calculated and the business situation and financial performance ability of the company were analyzed.Thirdly,according to the results of previous research,the opinion of expert consultation and the actual situation of the company,the financial performance evaluation index system of the company is constructed,and the financial performance of the company is evaluated by using the fuzzy mathematics method.The process includes expert consultation method to collect relevant data,analytic hierarchy process(AHP)to determine index weight,and comprehensive evaluation of financial indicators.Finally,the reasons for the low financial performance of Lu Shang real estate company are analyzed,and specific suggestions for future development are put forward.Through the analysis,it is founded that the company's performance level is in the middle,there are many problems,among which the outstanding problems are high asset liability rate,sales difficulty,low profit margin and so on.Finally,based on the problems existing in the Target Corp,this paper puts forward a series of suggestions,hoping that the company will optimize the structure and level of debt in the future development,reduce the stock and change the direction of strategic development in order to achieve a more long-term development.
