Along with the rapid development of China's real estate industry and the improvement of information technology,the competition between real estate enterprises is becoming more and fiercer.The changing market environment and diversification of customer demand have brought enormous competitive pressures to company.The survival and development of enterprises are relying on the high integration of modern information technology services and company business.More and more enterprises realize that the effective using of modern information technology services can not only improve work efficiency.It can also build strategic advantages for enterprises.As one of the earliest real estate development enterprises engaged in urban renewal in Shenzhen,Chengtai Group's information technology services are still keeping in the early stage of information technology infrastructure construction.Especially the IT operation and maintenance service process,cannot match business development need.This article takes chengtai Group as the research object of IT operation and maintenance service process management,Firstly,this paper investigates the situation of IT operation service proces management of Chengtai Group,understandard the development status,organizational structure,and issue of IT operation service management process.Secondly,based on the ITIL structure,analyzes the existing problems of IT operation service management process.Thirdly,base on the guidance of ITIL framework,from an IT management perspective,this paper studies and design the IT operation service management process of Chengtai Group based on ITIL,which covers five life cycles of ITIL structure: strategic stage,design stage,transformation stage,operation stage,improvement stage,and explores the IT operation service management process of each stage.Finally,this paper explores the implementation strategy of new IT operation and maintenance service process of deployment and implementation.The effective implementation of IT operation and maintenance service management process scheme based on ITIL can not only improve the working efficiency of Chengtai Group,improve the change of management mode,enhance the management innovation ability,but also have a good reference and promotion function for enterprises which has similar problems in the industry.
