In recent years,China's real estate industry has a high temperature sustaintly,especially in the case of rising house prices,the mortgage has been a major business assets of commercial banks in our country,and thus the size of residential mortgage-backed securities issued are increasining.Usually the commercial banks are always concerned about the credit risk and liquidity risk of residential mortgage loans,however,prepayment risk has becoming an unavoidable problem of major banks recently.In order to promote the mortgage securitization development,we must accurately forecast the cash flow of mortgage,this paper put the securitized mortgage prepayment risk measurement,management and prevention as the main research questions.In this paper,the writer put the value of residential mortgage loans as the main line,and then focuses on the characteristics and influencing factors of the prepayment behavior,and details on describing how to accurately measure prepayment risks through using three metrics prepayment.The writer gives a classical case in order to analyze the prepayment risk management and preventive measures.In this paper,the writer combines qualititative and quantitative analysis,theory and method in order to strive to exlpore a feasible method to prevent the prepayment risk of MBS.This study captures the frequency of the current international debt crisis and China's domestic"money shortage" as a series of hot issues,with some effectiveness and practical value,but due to the effectiveness of the domestic commercial banks' residential mortgage,and the imperfections of the domestic asset securitization market lending practices,and the restrictions of my knowledges,some.theorys need to be further improved.
