Spatial Layout Characteristics And Optimization Countermeasures Of Rural Homestays In Nanjing

As a new form of leisure tourism and rural tourism,B&B is becoming a new hot spot for the growth of China’s tourism economy and an upsurge of development of the B&B industry has occurred across the country.The spatial layout of the property reflects its location,spatial concentration and aggregation in the area,which becomes an important factor in assessing the development level of the B&B industry in the area.As the provincial capital of Jiangsu Province and one of the important tourist cities in the Yangtze River Delta,Nanjing is a city with rich tourism resources,profound historical and cultural heritage,convenient traffic conditions,advanced tourism software and hardware facilities,high business service standards and highly developed tourism and hotel accommodation industry.However,due to the differences in regional tourism resources,infrastructure,hotel features,and marketing levels,the country houses in different regions have their own spatial layout characteristics.Therefore,the exploration of the spatial layout rules and influencing factors of the village houses in Nanjing is of great significance to promote the sound development of the country house.Firstly,this paper relies on the network and survey statistics to obtain the data,and then it analyzes the spatial distribution characteristics of the village houses in Nanjing with the usage of the Gini coefficient method and the nuclear density index method.And the results show that the resources of the Nanjing Village B&B are obviously unbalanced and the distribution uniformity is very low,and it basically forms three high-density agglomeration areas of different sizes,namely Pukou District,the east of Jiangning District and the northeast of Gaochun.As the early start of urban development,Gulou District,Jianye District,Xuanwu District,Yuhua District,Qinhuai District and other five main city areas in Nanjing are of high level of urbanization,and their rural tourism resources are relatively fewer;at the same time,due to the main city areas have more developed traffic,relatively strong accessibility and spillover,relatively complete infrastructure and relatively prosperous hotel industry,it is easier to attract high-star hotels and the living space of the country hotel is relatively small.The spatial distribution of the B&B combines the characteristics of central agglomeration and decentralized periphery.Around the high density agglomeration area,it presents a "multi-center" spatial distribution structure and expands around the center of the surrounding areas.In short,the farther away from the high-density center,the lower the nuclear density value of the B&B,and the spatial distribution pattern shows the characteristics of the core edge.Secondly,according to the analysis of the spatial distribution characteristics of the country houses in Nanjing and the integration of previous research findings of scholars,great attention has been paid to the selection of tourism resources,tourism infrastructure conditions,product characteristics and marketing methods to make a detailed analysis of various factors for the influence of spatial distribution structure of the village house in Nanjing.Lastly,in light of the distribution characteristics of Nanjing’s country houses and the macro environment for tourism development,optimization suggestions have been made to the adjust the spatial layout of the hotel,build a hierarchical structure of the hotel and enrich the variety of the B&B so as to address the problems that exist in the layout and have negative impact on the sustainable development of the country hotel.
