In the past ten years,the real estate industry is one of the pillar industries in our country.We can foresee that the real estate industry will not change its pillar position in the short term.At the same time,the simple and extensive high-margin era of the real estate industry in our country has passed.At present,the real estate industry is facing problems such as the unreasonable capital structure of the housing enterprises,the rapid growth of the property and the cyclical fluctuations.Under the current circumstances,it is time for private real estate fund(PREF)to rapidly grow.Under the help of PREF,real estate investment could optimize the capital structure of projects,helps to stabilize the prices of property assets and helps to cross the real estate cycle.Meanwhile it will help regulating real estate project management,and can help real estate corporations transforming and upgrading.The development of China's PREF just begins.It encounters various bottlenecks in its development process which constrain the development of PREF.Therefore,it is necessary to identify the constraints and find solutions.This article focuses on integrating theory with practice and highlighting practical performance,using literature research,case studies,and other methods.I selected three large-scale and representative PREF and doing an in-depth analysis on below expects.Including the fund background,the development bottlenecks,and the core advantages.Therefrom I summarized the general bottlenecks in the development of China's PREF.Referring to the development experience of PREF in the United States,aiming at various development bottlenecks,I provided practical solutions one by one,hoping to bring some inspiration and reference for the future development of China's developing PREF.
