| With the rapid economic development and the continuous improvement of residents’ living standards,property management is getting more and more attention,and the property service level is also improving,and the property management market is gradually becoming mature.Property management has been deeply involved in all aspects of life,which is inseparable from regional economic development,comprehensive social governance and daily life of residents.The level of property management in the region also reflects the level of public governance of the government to some extent.In this paper,based on the reality of property management in dalian,by using the theory of public administration,public goods theory and the theory of limited government,combined with literature research,field survey method,comparative analysis,the summary in the residential area property management at home and abroad for reference,the government regulation on the basis of the research status and achievements,focusing on government supervision situation of dalian city residential area property management was analyzed,studied and discussed.Dalian municipal government regulatory problems mainly has no property management system,the related departments coordination mechanism is not perfect,lack of direct support to the property management main body,lack of government supervision inspection,etc.,these are dalian city property management policy and the imperfect system,the lagging concept of government regulation,the lack of regulation on the management of the effective means of reason.Based on the advanced practical experience at home and abroad,this paper puts forward the countermeasures and Suggestions for dalian municipal government to improve the property management and supervision of residential areas.Second,vigorously publicize and strengthen government support and guidance.Third,to carry out the property management tendering and bidding work,standardize the behavior of the main body of property management.Fourth,strengthen the long-term supervision of residential areas and implement the market mechanism of property management. |
